Real estate for new and experienced investors

Experienced Missouri real estate investors and longtime conservative savers might be able to form an investing partnership that leaves each in a more profitable position than their previous investments have. A real estate investor may be looking at three main forms of investing. While a long-term mortgage for a rental property can be obtained with a loan from a traditional lender, a passive investor may fund it as well. For a wholesaling investor purchase-to-sale, funds are needed for just a day or so for the purchase and closing. The property then goes to the investor or to a retail buyer. Finally, fix and flip investing requires the investor to fund the purchase and rehab but can offer high returns at a moderate risk.

Most CRE executives predict growth in the year ahead

Commercial real estate developers and executives in Missouri and around the country are relatively upbeat about the sector's prospects in the year ahead according to a May 2016 report commissioned by the financial services company CIT and prepared by Forbes Insights. The report polled more than 200 senior CRE executives, investors, brokers and attorneys between Feb. 12 and March 14 about the state of the commercial property market and the economy in general.

Growth in commercial real estate valuations lagging

Kansas residents who are involved in commercial real estate might want to know about the real estate valuation figures that were released for April. Month-over-month, commercial real estate grew by 0.6 percent. This growth was also a 7-percent increase over the numbers from April 2015.

Recovery in commercial real estate sectors

Missouri residents who are considering making an investment in a commercial real estate project may wonder what sectors are the healthiest from an economic standpoint. Apartments have been doing well since 2011 with peak rental and occupancy rates. In 2014, the industrial sector reached peak occupancy rates and achieved peak rental rates in 2015.
